1. Get pre-approved

A mortgage pre-approval tells you what you can afford and shows sellers you are a serious buyer. Speak with a lender or mortgage broker early, and budget for closing costs on top of your down payment.

2. Understand the costs

In addition to your down payment, plan for:

  • Ontario land transfer tax (first-time buyers may qualify for a provincial refund)
  • Legal fees and title insurance
  • A home inspection
  • Moving costs and immediate repairs

Unlike Toronto, Durham Region municipalities do not charge a separate municipal land transfer tax. Always confirm current rebate amounts and eligibility with your lawyer.

3. Choose the right community
