The pre-construction buying process
From VIP registration to final closing, every step in order.
1. Register and get access
Builders release units first to VIP or Platinum brokers and their clients, often at better prices and with stronger incentives than the public launch. Registering with us gets you floor plans, price lists and the deposit structure before launch day.
2. Choose your unit and sign
You sign an agreement of purchase and sale (APS) with the builder and pay the first deposit. For new condos, Ontario’s Condominium Act gives you a 10-day cooling-off period after you receive the signed agreement and disclosure statement, during which you can cancel. For new freehold homes, a similar 10-day cooling-off period is scheduled to start on January 1, 2027; until then, review before you sign.
3. Have a lawyer review it
Use the cooling-off period for a real estate lawyer to review the APS, especially closing cost adjustments, caps on development charges, assignment rights and occupancy terms.
4. Pay deposits on schedule
Deposits are paid in instalments set out in your agreement. Keep funds ready; missing a deposit can put the purchase at risk.
5. Arrange your mortgage
Lenders usually approve your final mortgage closer to completion, based on your finances then. We connect you with mortgage professionals who work with new builds.
6. Inspect, occupy and close
Before you take possession you complete a pre-delivery inspection (PDI) with the builder and note any deficiencies. Freehold homes close in one step. New condos usually have an interim occupancy period first, then a final closing once the building is registered.
