Delays and cancellations
Construction delays are common. Tarion rules limit how and when builders can extend dates, and protect deposits if a project is cancelled. Review the tentative and firm dates in your agreement.
Closing cost adjustments
New homes come with adjustments at closing, such as development charges, utility connection fees and Tarion enrolment. Negotiate caps on these before signing, and have your lawyer review them.
Market and rate changes
You lock in a price today but finance it years from now. If rates rise or values dip, you may qualify for less or need more cash at closing. Buy within a budget that still works if conditions change.
