Pre-construction guide

Condo vs freehold (high-rise vs low-rise)

Timelines, deposits and costs compared.

Condos (high-rise and mid-rise)

Usually lower entry prices and smaller deposits per instalment, but longer build times, often four to six years. You will have monthly maintenance fees and, typically, an interim occupancy period before final closing.

Freehold townhomes and detached homes (low-rise)

Usually shorter build times, around two to three years, a single closing and no condo fees (some new townhome communities have common element fees). Deposits are often larger fixed amounts.

Which suits you?

It depends on your budget, timeline and whether you will live in the home or rent it. We compare both with you using real numbers from current projects.
