Ask a questionHow much deposit do I need for pre-construction?
For GTA condos, commonly 15% to 20% of the price, paid in instalments over 12 to 24 months. Freehold homes often use fixed instalment amounts. Each project sets its own schedule.
Can I cancel a pre-construction purchase?
For new condos, Ontario law gives you a 10-day cooling-off period after you receive the signed agreement and disclosure statement. A 10-day cooling-off period for new freehold homes is scheduled to start on January 1, 2027. Either way, have a lawyer review before you sign.
Is my deposit safe if the builder cancels?
Tarion protects deposits up to set limits: $20,000 for condos, and for freehold homes up to $60,000 (priced at $600,000 or less) or 10% of the price to $100,000. Condo deposits above the Tarion amount must be held in trust or insured.
What is interim occupancy?
For new condos, the period when you live in the unit before the building is registered and you take ownership. You pay a monthly occupancy fee to the builder that doesn’t go toward the purchase.
Do I pay HST on a new home?
New homes are subject to 13% HST, but for homes you will live in, the price usually includes HST and the rebates are assigned to the builder. Investors are treated differently.
Why work with a realtor on pre-construction?
There’s usually no cost to you: builders pay the brokerage. You get VIP or Platinum access, honest comparisons between projects and help reviewing the contract.
